Kitchen, Bath and Home Remodeling in Miami
The thing Miami homeowners fear most about a remodel is the contractor who disappears halfway, leaving "half a kitchen" or a shower with "exposed plumbing and no timeline for finishing." You can protect yourself before anyone starts. Get a written price broken out line by line, and a contract with the permit and start dates in it. Florida law backs that up: a contractor who takes more than 10% up front has to apply for permits within 30 days and start within 90 days after they're issued. We connect you with remodelers who work in Miami on kitchens, bathrooms, flooring, countertops, cabinets and whole homes, in houses and condos. Call (786) 627-5048 and we'll connect you with a remodeler who works in Miami. Press 1, then choose kitchen or bathroom and enter your ZIP code.

- Condo association rules? Your building approves the work first. In Miami Beach the city won't issue a unit permit without the association's letter. Brickell · Miami Beach

What Miami homeowners should know before they sign
Florida's deposit clock. More than 10% up front means the contractor has to apply for permits within 30 days and start within 90 days after the permits are issued, unless you agree in writing to longer. Miss it, and you can send a written demand by certified mail. (Florida Statutes 489.126)
The 50% flood rule. If a remodel costs half or more of the building's value, land not counted, the whole structure has to meet current flood code. North Miami uses 45%. Since 2025, Florida law bars cities from adding up separate projects over time to reach that number.
Same-morning permits, sometimes. In the City of Miami, kitchen and bath remodels can go through Walk-Thru Express, unless the house is in a historic district, has an open code violation, or the work is legalizing an old job.
Condos answer to the building first. Miami Beach won't issue a permit for work inside a condo unit without a letter from the association. Elsewhere, your building's rules still decide what you can change.
Check the license. Look up any contractor on the state's license search at myfloridalicense.com before you pay a deposit.

Questions people ask
What should I check before I pay a contractor a deposit?
That the license is current (look it up at myfloridalicense.com), that the price is written and itemized, and that the contract has permit and start dates in it. An insurance certificate sent straight from the insurer's office and two recent references you call yourself are worth asking for too.
What's a change order, and when should I sign one?
It's a written change to the job and its price. Sign it before the extra work happens, never after. If a final bill includes charges with no signed change order behind them, ask why.
Do I need a permit for a kitchen or bath remodel?
If plumbing or electrical work is involved, yes. Swapping cabinets, counters or flooring in a single-family home or duplex often doesn't need one in the City of Miami. Condo owners also need their association's approval.
Are you the contractor?
No. We connect you with independent remodelers who work in Miami, and we may be paid for the referral. You're never obligated to hire anyone. See our referral marketing disclosure.
